Ok add a buck and let's call this an extremely optimistic 2.8mm for a 2200+ sq ft 3 bed 3 bath 1989 townhouse.
No cue taken from last year's sale of beautiful 2006 built, 200 38th St directly across the street for 2.25mm. Ironically, the SFR mkt in the Sand Section is at best unchanged since then. Granted 200 went too cheap after starting at a similar unrealistic level and marking down and down (the very worst strategy). However, that property was almost 20 years younger and had incredible views.
