El Porto

El Porto Video

212 40th St has a quick buyer after relisting for 1,799,000. In escrow above list price, full details available upon release of contingencies or close of escrow. This very cute and updated beach cottage sits on a 50' deep lot, which is 5 feet deeper than a normal half lot. This enables roughly 2200+ of home to be built as opposed to around 1900 max for the more common 30x45 lot. That was a huge selling feature besides a very cute home for under 2mm in the Sand. Listing: Vista Sotheby's Intl.

Final sales price projection 2.2mm

Ok add a buck and let's call this an extremely optimistic 2.8mm for a 2200+ sq ft 3 bed 3 bath 1989 townhouse.
No cue taken from last year's sale of beautiful 2006 built, 200 38th St directly across the street for 2.25mm. Ironically, the SFR mkt in the Sand Section is at best unchanged since then. Granted 200 went too cheap after starting at a similar unrealistic level and marking down and down (the very worst strategy). However, that property was almost 20 years younger and had incredible views.
